University Flats Lease Term & Renewal Policy

Initial Lease Term
All initial lease terms areĀ 12 months.

Month-to-Month Tenancy

After the initial 12-month lease term, the tenancy will continue on a month-to-month basis, unless otherwise agreed to in writing.

Lease Review

University Flats reviews month-to-month tenancies before deciding whether to continue the tenancy.
Lease violations may be considered when reviewing a tenancy, whether or not the resident was previously notified of the violation.

Non-Renewal
If University Flats chooses not to continue the month-to-month tenancy, the resident will receive 45 days' notice to vacate.
The resident may choose to move out at the end of the month or remain through the full 45-day notice period, ending on the 15th of the month.
If the resident remains through the full 45-day notice period, rent for the final 15 days will be prorated at one-half of the normal monthly rent.

Resident-Requested Move-Out
If the resident chooses to end the month-to-month tenancy, 60 days' written notice is required, as provided in the lease.

Move-Out
The resident must fully vacate the unit and return all keys and other University Flats property by the end of the tenancy.
